Please know that we use a 3rd Party Screening company to thoroughly assess and evaluate each tenant, while abiding by Fair Housing laws. Acceptance of tenants is based on when the evaluation process is completed, not started. APPLICANTS>>>Please notify current landlord and employer that Resident Research will be contacting them for a referral, as a lack of response from landlords/employers will slow down your acceptance. If multiple applications are processed within a business day or weekend, the strongest application (based on impartial, material facts) will be offered the lease.

Based on the results of a 3rd party screening, you may have to pay 1-2 months "security deposit”.  To learn about Security Deposits, please see https://www.ncrec.gov/Brochures/Print/TenantPrint.pdf

Household income MUST exceed 3 times the total rental amount (rent, plus "pet rent"). NO smokers please. Application fee is non-refundable. All occupants over the age of 18 must apply. All applicants must also complete registration on https://digioiarealty.petscreening.com/, whether you are a pet owner or not.  Additional fees with every lease include (but may not be limited to) $10 monthly HVAC filter delivery, annual lease renewal fee, pet rent. Pet rent is based on PetScreening.com score and can range from $35-$55 per pet/per month. Pets are ultimately subject to owner approval.

All tenants must maintain Renters Insurance.

We abide by Fair Housing laws. Fair housing means all persons have equal opportunity to be considered for rental units. The State Fair Housing Act makes it illegal to discriminate in housing because of race, color, religion, sex, national origin, physical or mental handicaps, or family status (families with children).  https://www.ncrec.gov/Brochures/Print/FairHousingPrint.pdf
